What HOA Design Consulting Costs

Most consultants hide their pricing. We don't. Below are real, representative ranges for architectural review and design-guideline work — plus the factors that shape your specific quote, so your board or management company can budget with confidence.

Indicative ranges, not a fixed quote. Every community is scoped individually. Last reviewed June 2026.

How we price

Fees depend on where your community is in its lifecycle. Newer communities in active build-out usually have developer guidelines already in place and need ongoing application review — so we price per application. Established communities typically need their aging guidelines assessed and modernized first, then supported over time — so we work through a small engagement ladder, often alongside a management company.

Pick the track that matches your community. Not sure which fits? The cost-factor section below and a short call will sort it out quickly.

Track 1 — Newer / active build-out communities

Track 2 — Established communities

$15,000–$30,000

Complex Project ReviewsLarge or unusual individual submittals

Annual RefreshYearly update to keep standards current with law and trends
$1,500–$3,500per year

$800–$2,500

Townhome & condo communities

Attached and multi-family associations work a little differently — the association controls most exteriors, so owner scope is narrower.

Custom quote

We offer per-application review, community-wide design standards, and flat monthly retainers banded by unit count for attached and multi-family communities. Because scope varies widely by structure type, we price these individually — reach out for a tailored quote.

What affects your price

Where you land within a range comes down to a handful of factors.

Community size

The number of homes or units drives review volume and the scope of a guideline project.

Age & state of guidelines

Older, vaguer, or legally outdated standards take more work to bring current.

Scope of work

A focused audit is far lighter than a full modernization or ongoing retainer.

Application complexity

A paint change and a whole-lot new build are very different reviews.

Turnaround

Standard review runs 5–10 business days; expedited service carries a premium.

Ongoing vs. one-time

Retainers smooth cost and lower per-review pricing versus à la carte work.

A note on value. Inconsistent or outdated architectural standards are a leading source of homeowner disputes — and the legal and goodwill cost of getting one of those wrong typically dwarfs the cost of getting the guidelines right. Most engagements start small, with a Guidelines Audit, so you can see the value before committing to more.

Pricing FAQ

The cost questions boards and managers ask most.

How much does HOA design consulting cost?
It depends on scope. Individual architectural reviews typically run $200–$1,800 by complexity. For established communities, a Guidelines Audit runs $3,500–$5,500, and a full modernization $15,000–$30,000, with ongoing review retainers from $400–$1,500 per month. Every community is scoped individually.
What does it cost to update or rewrite HOA architectural guidelines?
A focused Guidelines Audit — the recommended first step — runs $3,500–$5,500. A complete modernization or rewrite of a community's design standards typically runs $15,000–$30,000, depending on community size and the condition of the existing documents.
Do you charge per application or a flat retainer?
Both are available. Newer communities in build-out often use per-application pricing ($200–$1,800 by complexity) or a build-out retainer. Established communities frequently prefer an ongoing ARC review retainer ($400–$1,500 per community per month), which lowers per-review cost and smooths budgeting.
What is the most affordable way to start?
A Guidelines Audit at $3,500–$5,500. It's a low-commitment way to identify gaps, legal exposure, and quick wins in your current standards before deciding whether a larger modernization is worthwhile.
Can management companies arrange this for multiple communities?
Yes. Much of our established-community work is arranged through property management companies on behalf of the associations they serve, including portfolio-level retainer arrangements. Reach out to discuss multi-community pricing.
